Applying for your mortgage 

Applying for your mortgage should be a straight forward and simple process.  No matter who you apply for your mortgage with, the person taking your application will likely ask for the same information as the next person. They will need to collect information such as your name, date of birth, social security number, property address, real estate owned, employment history, assets, and income information to name a few. The typical application takes no longer than 15-20 minutes depending on the number of borrowers applying for the mortgage loan.

  

The loan officer helping you with your application will also need to check your credit report to determine your qualifying credit score, obtain liability information, and also address other concerns such as collections, judgments, and bankruptcy or foreclosure.  If there is anything you might think would cause your loan application to be denied, you should bring that to your loan officer’s attention before you start the application process.  The more information you can provide your loan officer, the easier it will be for them to get your loan approved.  

Most mortgages will require the same types of documentation for approval.  You should be prepared to furnish the following information to you loan officer at the time of application or shortly thereafter.

  • Two years W2’s
  • Most recent pay stubs covering 1 months earnings
  • Two most recent bank statements for all asset accounts on the application
  • 2 years personal and/or business tax returns (if you are self employed)
  • Business license (if you are self employed)
  • Insurance agent information

There are several loan types that require different levels of income, asset, and employment documentation. Some borrowers, depending on credit score and loan characteristics, may not need to provide all of the listed items above. There are many loans you may be unaware of that can be explained to you by your loan officer during the application process.
